Bulletin No. 25
Formal objections to be
tabled on sites D&E
plus how to object by Email.
The Formal Objections made by Canada Water Campaign to sites D&E (the empty Decathlon sheds) are shown below.
You may find it interesting to pick up more information via the LB Southwark web site which now has a mechanism so you can object by Email. See http://www.southwark.gov.uk/templates/showFrame.cfm?pageRef=/business/planning.htm
Or if you find it difficult to get into, go into Yahoo and ask for Southwark. Then go into the "Local Government" site and look for planning applications. You need to search on "Surrey Quays Road" from 15 Jun 01 to 15 Aug 01, and the relevant details are shown below. If you want to pick up Harmsworth Quays you need to search earlier and on "Roberts Close" and "Quebec Way" from say 15 April 01 (though by now these may no longer be listed). If you are looking wider, remember that Canada Water is in "Dockyard" ward (until May 2002) and "Rotherhithe" village.
You should bear in mind that the wording of the formal objections has been drafted by our team of planners, architects and property professionals and is to an extent in "plannerspeak". There are points which individuals may object to - e.g. retail use on the Albion channel for site D. However where there is controversy and views for and against we have no mandate to object. Our objections detail the major issues on which our members are united. Since Southwark drops listings after 21 days, we have reproduced the summaries below.
Southwark Council's summary: | Canada Water Campaign objections | ||||||||||||||||||||||||||||||||||||
|
D 0101095 We believe that the application is premature pending resolution of master plan and UDP and the consultation process. Inadequate social housing provision. More provision for larger families is required. Block 7 on designated public highway and public open space. Destroys beautifully landscaped vista extending along Albatross Way across Albion Channel, incorporating Lavender, Trees and shrubs. Heights are excessive when compared to Woodlands Crescent. We would be concerned that uses on this site would be appropriate to a residential area. |

E 0101099 Telehotel We believe that the application is premature pending resolution of master plan, UDP and the consultation process. We have no objection in principle to this useage on a recognised employment site. However we feel opportunities are being missed with the design. The aesthetics are questionable - poor design quality. The relentless opacity of the building will be faceless and create a hostile environment We would not wish to see the mass of the building turn Surrey Quays road into a noise and fume filled traffic corridor. We would also wish to see ground floor usage that blends to some extent with the overall vision of the area. Location of any noisy cooling or airconditioning ducts should be shielded from residential areas We believe a S106 agreement should require broadband access on a reduced cost basis within the Rotherhithe peninsula |

E 0101100 Office Block We believe that the application is premature pending resolution of master plan, UDP and the consultation process. We can consider an office building on this site. 18 storey development conflicts with the residential scale and height of buildings in the area. In view of existing and proposed residential development we believe that it should be no higher than 8 - 9 residential storeys. Design of the exterior does not incorporate materials which are sympathetic to the existing built environment and lacks articulation, human scale and variety. Sitelines from low rise around Canada Water should step the highest point of the building back from Surrey Quays road. The impact of high numbers of office staff crossing a busy road should be considered. |
